Edson House is in Uptown Oakland near Broadway, an area known for its vibrant energy and historic charm. We are part of Oakland’s iconic Auto Row district and are just a short distance from Lake Merritt, offering a great balance of city living and access to outdoor space.

Our location offers excellent walkability to everyday conveniences and dining options. We are directly across the street from Grocery Outlet and within walking distance of Sprouts, Chipotle, and Chase Bank. The neighborhood also features a variety of local coffee shops and even a nearby cat café, giving residents plenty of options to explore.

Edson House is conveniently located near several bus stops along Broadway, and the 19th Street BART station is approximately a 15-minute walk, making commuting throughout the Bay Area simple and accessible.

We are located near Lake Merritt, one of Oakland’s most popular outdoor destinations, offering scenic

walking paths, green space, and recreational opportunities.

We don’t have a pool on-site, but we have a fitness center! It’s a fully equipped space designed to support a variety of workout styles, with cardio machines like treadmills and bikes, as well as strength-training equipment and free weights. It’s a clean, comfortable environment that makes it easy to stay consistent with your routine without ever having to leave the community

Yes, residents are welcome to have guests enjoy the amenities with them! We just ask that all guests are accompanied by a resident at all times and that everyone is respectful of the shared spaces.

Please also keep our community quiet hours in mind, which are from 10:00 PM to 8:00 AM, to ensure a comfortable environment for all residents.

Our business/coworking spaces are available on a first-come, first-served basis, so there’s no need to make a reservation—there’s plenty of room to settle in and get work done whenever it’s convenient for you.

If you’re interested in reserving the lounge for a private event or gathering outside of work, feel free to stop by the office and we’ll be happy to walk you through the available options!

We have secure parcel lockers for most deliveries, and they’ll automatically send a unique pickup code

directly to your phone for quick and easy access.

For any larger packages that don’t fit in the lockers, we also have a dedicated package room. Our team

is always happy to assist you with retrieving those items if needed!

Our community offers a variety of amenities designed for comfort and lifestyle. Residents can enjoy a beautifully maintained courtyard, a fully equipped fitness gym, and a resident lounge for relaxing or socializing. We also feature a sky lounge and a rooftop deck complete with TVs, BBQs, and fire pits—perfect for entertaining or unwinding with a great view.

All apartments feature either dark finishes on even-numbered floors or light finishes on odd-numbered floors, along with a white tile backsplash and a full appliance package that includes a five-burner gas stove with griddle, microwave, dishwasher, and a double-door refrigerator with a pull-out freezer drawer and ice maker.

Yes! Every apartment at Edson House includes a full-size, in-unit washer and dryer.

Apartments are equipped with key fob-operated door locks for convenient and secure access.

Yes, we do! Every apartment includes a balcony or patio, ranging from Juliette balconies to large walk-out balconies or patios with ample space, and select units also include private storage closets.

We offer a range of thoughtfully designed floor plans to fit different needs. Our junior one-bedroom homes are approximately 622 square feet, our one-bedroom apartments range from about 645 to 677 square feet, and our two-bedroom, two-bathroom homes range from approximately 979 to 1,108 square feet.

While we do not offer traditional studios or lofts, we do offer junior one-bedroom apartments, which provide a more defined sleeping area while still maintaining an efficient and open layout.

The following is a complete breakdown of fees and deposits associated with leasing at Alice House. All fees are subject to change — please confirm current amounts with the leasing office.

One-time fees:

• Security Deposit: $500 – $600, depending on the bedroom count
• Pet Deposit: $500 per pet (cat or dog)
• Move-in Funds: First month's rent (prorated if applicable), applicable fees, and the remaining security deposit, paid via certified funds (cashier's check or money order)

Recurring monthly fees:

• Pet Rent: $50 per pet, per month
• Valet Trash Fee: $35 per month
• Pest Control Fee: $3.50 per month

Other charges:

Late Fee: $50, applied if rent is not paid between the 1st and 5th of the month

Early Lease Termination Fee: Equal to two months' rent plus repayment of any concessions received, as outlined in the lease agreement

Generally, we require combined household income of 2.5x monthly rent and a credit score of 620+. We consider the full picture and offer options like additional deposits for applicants who don't meet standard criteria.

The standard security deposit equals $500-$800 depending on floorplan. Applications may be charged a one-month security deposit based on results.

Yes, we require a minimum of $100,000 liability coverage. Many residents use RLL. Proof of insurance is required before key pickup.

We'll reach out 30 days before your lease ends with renewal options and any rate adjustments. Early renewal often comes with incentives. Month-to-month options are available at adjusted rates.
